Many people are choosing the option to buy investment property with their self directed IRA because all the gains you’re earning are either tax free or tax deferred, (depending on the type of IRA) and there are no capital gains taxes if you fix up and flip the property.
There are several rules and regulations regarding what you can and can’t do with the property you are purchasing:
- The property has to be purchased for investment only. Neither you or your family can live in it.
- You have to have a self directed IRA
- The loan for the property has to be non-recourse.
- All expenses and profits must come to and from the IRA, not you personally.
